The construction is solid, with ironwood ("guayacan") posts sunk into concrete with rebar, and tropical hardwood beams supporting a solid tongue & groove (T&G) mahogany floor that is in the main living area and bedrooms. The ceiling is done in Spanish Cedar. The walls are split bamboo (harvested from the property) with stucco.

Both bedrooms have views of the beautiful yard full of fruit trees, vineyards, and flowers. Both have custom cedar and mahogany doors to match the beautiful T&G Mahogany floors and compliment the Spanish Cedar ceiling. (Interior bedroom walls need completion.)
The kitchen has granite counter tops with a stainless steel sink. The refrigerator and stove are included in the sale of the home. Both the bathroom and kitchen have hot running water. There is a laundry room complete with a washing machine. The kitchen, bath and laundry room feature tile floors.
The front porch is made of exotic black palm wood from the Amazon (which is no longer available). The handrail is wrapped in teak with solid mahogany stairs that lead down to the beautiful aggregate landing. An aggregate and cement walkway lead you to the drive and yard.
This home features a 12,500 btu split unit air conditioner and has all-aluminum windows and a durable metal roof. There is a septic tank for waste and the grey water runoff provides water for your gardens. Cell phone, internet and DirecTV are available.
The entire property is powered by a 37.5 kva Transformer with lines that run underground from the transformer location at the shop building, to the house, then to the driveway gate.
A great feature of this property is the unique source of water, which comes from a deep Municipal well 8 kilometers further inland. This source fills the two 5,000 liter cisterns with potable water that supplies the nearly 6 acre property.
Pavilion
The Outdoor Pavilion is 538 sq ft. It is built of solid Mesquite post construction with thatched roof and rustic bamboo floor. The pavilion is wired with lights and electrical outlets. It also has running water via a spigot. This is a great party spot for gatherings!

Workshop/Outbuilding-1,300 sq feet
The outbuilding sustained damage in the April 2016 earthquake and will require some repairs.
There is a large outbuilding that could be used for many purposes. The building measures over 32ft x 61ft (10m x 12m). It has high ceilings with metal truss construction and concrete pillars, and it has a gently sloping concrete floor. There are two rooms, both with steel doors and insulated walls. There is a bath with shower, sink and toilet. Cold water is plumbed to this bathroom, hot water could be added. This building has 220v as well as 110v.

The second level of the outbuilding is an open loft. It has a ventilation fan system. The stainless steel handrails are a beautifully sharp contrast to the mahogany staircase. A separate septic tank with leach field has been installed at the building.

The yard is absolutely stunning and is landscaped with the unique features of this property in mind.

The main section of the property is wrapped in a secure bamboo fence, which allows for privacy as well as keeping pets inside and stray animals out. The balance of the property is newly fenced with 5-strand barbed wire, and posts of Ironwood and Mesquite. This property has approximately 1km of river frontage on one side and 1km road frontage on the other. There is a double-solid steel entrance gate for privacy and security. Motion sensor lights have been installed along the driveway and a private yard security light is mounted on a private pole in the yard.
The beach surf town of Canoa is just 5 km away. Although Canoa was affected by the April 16th, 2016 quake, it is recovering. Business and beachfront restaurants are open and waiting to serve you fresh seafood! Horseback ride, take surfing lessons, hangglide or just hang out! Chillaxing is the Canoa way!
