Now is the time to invest in a growing retirement and tourist destination. Crucita is becoming well-known due to its desirable mix of extensive beaches, world-class paragliding and kiteboarding, and excellent seafood.
Rafael Andrade (Civil Engineer) and Carlos Fuentes (Architect) are well underway on the tallest and highest quality beachfront condos in Crucita. The eight story condos are being built right next door to their previous development, shown here:

The complex is just a few feet from the water and has gorgeous views to the north and south. We have seen whales from the condos on multiple occasions and the roof terrace provides a great vantage point over the beach and the town of Crucita.

Construction
The builders poured the seventh story of the eight floor complex in early January, 2010 and the project will be completed within a year and a half. I'll be providing construction updates from time to time on our blog so be sure to take a look.

Floorplans
The size of the condos that are on the south side (if facing the building, south is to your right) are 94.31 square meters or 1,015 square feet.
The area of the condos that are on the north side are slightly smaller at 93.1 square meters or 1,003 square feet.
The floorplans include 2 bedrooms, 2 baths, kitchen, living room and dining room, laundry room, and an oceanview balcony.
Floorplans can still be customized to your unique needs.

Amenities
The condos come complete with an elevator, pool, jacuzzi, exercise room, game room, outside beach showers, gated parking area (with one space designated for each owner), bar, and restaurant. A back-up generator will be installed to run the elevator, water pumps, and common area lighting in the event of power outages. Maintenance and security are on-hand 24/7. The monthly maintenance fee is $20.
The interior finishing is done with first-rate tile and finishings. There will be hot water plumbing in each condo. Appliances are NOT included in the purchase price.
Purchasing during pre-construction also gives you the unique opportunity to modify your floorplan and finishings.

Now is the time to lock in an early discounted price on your beachfront condo in Crucita.
I recently negotiated with Rafael and established the prices in the table below. Once a contract is signed, these prices will be locked in regardless of unexpected increases in the cost of construction materials and labor.
Their asking prices will increase as the project progresses towards completion. The prices listed here are good until February 28, 2010. They will increase by another 2% beginning the 1st of March, 2010.
While it may be possible to negotiate a lower down payment, the most economical situation is to pay 50% of the purchase price up front (under alegal sales contract, "Promesa de Compra-Venta") and then pay the final 50% once the project is completed.
The 6% discounts listed below require the 50% down payment. Deeper discounts may be available if you would like to pay the entire cost up front.
Should you be interested in buying now to lock in your discounted price but are unable to visit Ecuador soon, you have the option of completing the transaction from the US as Rafael maintains a US bank account.

**Please note: the 4D condo is a smaller unit with 1BR and 2BA and a total area of 79.85 square meters (860 square feet).
Otherwise, "C" condos (north side) are 94.31 sq. meters (1015 sq. ft) and "D" condos (south side) are 93.15 sq. meters (1003 sq ft).
Rafael is keeping the penthouse for himself and his family.
Closing costs vary between $700 and $1000 (depending upon the final purchase price) with an additional $60-$100 for notary services.
Annual taxes for your beachfront condo will be $40 or less.
Services such as Direct TV and internet are available. The cost for Direct TV is currently $120 for the installation and $30/month. Internet is also $30/month.

"In October 2009 I was lucky enough to find Tom's website(www.ecuadorbeachfrontproperty.com) I begged a few days leave from work to see Crucita and Arena,Sol y Mar firsthand in early Nov.The town is well noff the "beaten path"but the continual roadwork up the coast from Manta will change this soon. The btown is a small fishing village with a wide sweep of beach, and popular with locals on weekends. He also contacted me later to note a math error that would give me a slightly lower price!
Sr. Carlos Fuentes, the project's architect is on site daily; Sr. Andrade visits as often as possible (weekly) from his home in Quito--his family will enjoy the top-floor penthouse, a fact that reassures me strongly about the quality bof consructionand amenities.
I must commend Sr. Eduardo Iglesias and his wife Paola for their hospitality and knowledge of the area, and thanks to Tom again for long-distance guidance in finding this wonderful spot. I'm looking forward to spending many fine days in Crucita at Arena,Sol Y Mar II!"
